
Wauseon might be a small town with a population under 8,000, but it holds the title of county seat and the largest city in Fulton County, Ohio. It was first platted in 1853 and named after an Ottawa Tribe Chief. The village became incorporated in 1859 and the community grew throughout the late 1800s due to the success of the railways. Wauseon continued to flourish into the 20th century once transportation was further expanded with the construction of the Ohio Turnpike.
Wauseon offers many geographical advantages. The area is quiet and quaint, yet centrally located just 35 miles from Toledo with easy access to major highways, Toledo Express Airport, Fulton County Airport, and the Michigan border. The city offers a superb park system. It currently has 8 city parks and the Wauseon Rotary Club made an announcement this spring that they are working to overhaul much of the older equipment with plans to create at least 1 new park. A standout among Wauseon’s recreation is Imagination Kingdom in Reighard Park, an accessible playground that was the first 100% plastic playground in the state. The city also has access to a 2-mile stretch of the Wabash Cannonball Trail, a premiere recreational trail that spans 66 miles in total.
Another major attraction in Wauseon is the Fulton County Fair, which is one of the largest fairs in Ohio with a record attendance of 325,224 visitors in 2019. In addition to this massive event, the Fulton County Fairgrounds also offers rental facilities, seasonal camping, and a variety of year-round events.
Like much of the country, homeowners in Wauseon have experienced significant growth in property values over the last few years. The 12-month median sale price for Wauseon was $179,950 in August 2023, up 43.96% since August 2018.
